Buyers notice floors immediately. Dated carpet, damaged wood floors or cracked tile create a signal that the home has been neglected. In contrast, fresh, modern flooring makes a property look clean and modern, which can help it sell faster.
When your household includes little ones and four-legged friends, you have probably learned that floors take a beating. Paws, toys, accidents and snow and slush can wear down the wrong floor in no time. Luckily: modern floor options are built to survive busy family life.
If you are thinking of selling in the near future, or even if you just want to refresh your living space, replacing old flooring is one of the most effective investments you can make. The floor take up almost every square foot of your home, so they create a big effect on the overall look.
Before anything else, test for moisture of the concrete. A basic moisture test for example taping a plastic sheet onto the slab for 24 to 48 hours can show any moisture problem. Address water problems prior to installing new flooring.
Engineered wood is a possibility if you want real wood. Because of its stable core, engineered wood tolerates moisture swings far better than solid hardwood, which is a poor choice in basements. Use a proper vapour barrier for the best results.
What you get is flooring that feels just like real hardwood but behaves better through the seasons. Because it moves less, engineered hardwood can often be installed in places where solid hardwood is a risk, like below-grade rooms and lIvewEBMARks.CluB over concrete slabs.
Vinyl plank is often the go-to floor below grade. Most LVP collections are completely water-resistant, meaning they won't swell or rot if humidity appears. Rigid core planks can also hide small irregularities in the concrete.
Start at the door. Use a sturdy outdoor mat plus a washable absorbent rug indoors the main entrances. Two mats stops much of the dirt and salt before it can scratch your flooring. Use a boot rack to make sure snowy boots don't sit on the floor.
Hardwood floors remains a feature buyers love. Engineered wood gives you the same natural look and greater stability in Canadian conditions. If your budget is tighter, quality laminate can create a comparable wood look at a fraction of the price.

During winter, furnaces dry out indoor air; in summer, humidity rise quickly. For wood floors, these changes often leads to gaps, crowning and squeaks.
Canadian winters is magical, however it is hard on flooring. Melting snow, road salt, sand and dry heated air will dull your floors over time. With a few simple habits, you can protect your flooring in top shape all season long.
Road salt often leaves a hazy residue that will dull the protective layer of your floor. Wipe up salt marks promptly using a slightly damp cloth together with a floor-specific cleaner. Avoid soaking the floor on wood and laminate. Indoor humidity is also very important. In winter, indoor air gets very dry, leading to natural wood to shrink and small gaps to open. Using a humidifier that keeps humidity in a moderate range protects your floors as well as your furniture.
Renovating a basement is one of the best ways to increase the usable space and value in your house. But below-grade spaces come with special challenges: cold concrete, humidity plus lower temperatures. The wrong floor may result in mildew, buckling and wasted money.
Vinyl plank flooring is often the number one pick for busy homes. It's water-resistant, so spilled drinks are easy to clean up. A strong wear layer helps prevent scuffs, while its softer feel feels more comfortable for running feet and paws.
Its first role is noise control. Floors that are not glued down often sound hollow without a good underlay. The right underlay absorbs that hollow sound, something that is especially useful in condos in which condo boards may set specific acoustic ratings.
Ceramic and porcelain tile is extremely durable, although it feels cold unless you add radiant floor heating. Carpet, on the other hand, feels warm but can trap moisture, so area rugs tend to be a better solution.
Can you still have hardwood? Absolutely, but be selective. Dense species such as hickory, maple and oak hold up better, and low-sheen finishes or textured surfaces disguise minor marks far better than a shiny finish.
Laminate is another strong option. Its tough wear layer stays very resistant to scratches, often even more than vinyl. Select products with an AC4 or AC5 rating plus water-resistant features for the best performance.
When planning a flooring project, they tend to focus on the colour, the style and the price per square foot. However what goes under the floor plays an equally important role. A good underlayment improves how the floor feels, sound and moisture protection, and can help your new floor perform better.
That is exactly where engineered wood makes a difference. Instead of being made from a solid plank, an engineered plank is made of multiple layers: a real hardwood top layer on top of a dimensionally stable base. The cross-layered construction minimizes seasonal movement.
